Colecar Strategic Land and Perseus Land & Developments have appointed Harris Irwin Architects to develop detailed designs for a new care home development in Arlesey, Bedfordshire.
The site benefits from outline planning permission for a care home, secured by Colecar Strategic Land in 2025. The proposed detailed scheme will deliver up to 74 bedrooms and will be designed to meet identified local demand for modern elderly care accommodation. Plans will include high-quality en-suite bedrooms, communal living and dining spaces, and landscaped outdoor areas to support resident wellbeing.
The appointment marks the next stage in the development of the scheme, with detailed planning work now progressing alongside infrastructure delivery in the wider area.
The project reflects Colecar Strategic Land’s strategy of promoting sites through the planning process and partnering with experienced sector specialists to deliver much-needed social infrastructure while maximising land value.
Tom Cardwell, Managing Director at Colecar Strategic Land, said:
“Working with Perseus has been a pleasure. The care sector remains undersupplied in many locations, and this project demonstrates the continued demand for well-located, consented schemes brought forward by experienced developers. Perseus is a leading care developer, and their expertise in working with us on this scheme has been extremely valuable.”
William Chambers, Director at Perseus Land & Developments, added:
“As Tillia Homes advances the infrastructure works and detailed planning moves forward, this site is rapidly becoming one of the region’s most exciting care development opportunities.
“Expected to be development-ready within the next nine to 12 months, it offers operators the chance to deliver a modern, high-quality C2 care home in an affluent catchment where demand outstrips existing provision. We welcome conversations with operators seeking strategic growth opportunities in this underserved market.”
